Translating a Chinese property certificate, field by field
Which certificate you are holding depends on when it was issued, and the two have different fields in different places. Getting the wrong template is the most common reason a property translation reads as nonsense to the person reviewing it.
Work out which certificate you have
China unified real-estate registration in 2015. Certificates issued before the changeover in your locality look different from ones issued after, and rollout was staggered by province, so both are still in circulation and both are still valid.

The post-2015 certificate is the one that trips people up, because it merges two rights that used to live in separate documents. If your translation only mentions the apartment and never mentions the land use right, a reader who knows the system will assume something is missing.
There is also a 不动产登记证明 — a registration certificate, not an ownership certificate. It records things like a mortgage. Translating it as if it proved ownership is a serious error, not a stylistic one.

For a pre-2015 certificate the land use right sits in a separate 国有土地使用证 (State-owned Land Use Certificate). If the receiving institution is assessing the asset rather than just confirming ownership, they may want both.
The four values that must survive exactly
Everything else on the page is language. These four are data, and a single wrong character is a factual discrepancy in your file rather than a translation preference.
- The certificate number, including the Chinese characters inside it.
京(2018)朝不动产权第0012345号does not becomeBeijing (2018) Chaoyang No. 0012345— keep the original string and put the reading beside it. - The real estate unit number — 28 digits, no grouping, no spaces added or removed.
- The area figures — 89.34 m² is not 89.3 m², and the interior area is not the gross area.
- The term of use dates — an end date is what tells a reader how many years of land right remain.
Seals
A property certificate carries at least the registration authority's seal, and often a page seal or a 骑缝章 (straddle seal) across the binding. Every one of them has to appear in the translation as a bracketed description, because the seal is what makes the document official:

Do not paste the seal image into the English page. It adds nothing a description does not, and several authorities read a copied official seal in a document you produced as a tampering signal.
Mistranslations that cause real problems
共有情况 rendered as "shared". 共同共有 (joint) and 按份共有 (in shares) are different property regimes. If the point of the document is to show a family's assets, which one applies matters.
划拨 translated as "transferred". 划拨 is administrative allocation — the land was assigned, not purchased. 出让 is the granted, paid-for right. Reversing these misstates what the family owns.
经济适用房 rendered as "economical housing". It is a policy housing category with resale restrictions. Say affordable housing (a government-subsidised housing category) and let the reader see the constraint.
建筑面积 and 套内建筑面积 both rendered as "area". One includes the share of common areas and one does not. Two numbers appearing as one field with different values is exactly what makes a reviewer stop.
Dropping 权利其他状况 because it looks like a footer. That box is where a mortgage appears. A property certificate translated without it can imply an unencumbered asset that is in fact pledged — which, in a financial-capacity submission, is the difference between accurate and misleading.
Does anyone actually want this document?
Worth asking before you pay to translate it. For US student visa and I-20 financial capacity, institutions generally weight liquid funds — deposits, not real estate. Property is commonly accepted as supporting evidence of overall family means, not as the primary showing. Several university financial-requirement pages say this explicitly.
So translate it if the checklist asks for it or if you are supplementing, and check the checklist before assuming a property certificate carries the weight it feels like it should.
FAQ
My certificate is the old 房屋所有权证. Is it still valid?
Yes. Certificates issued before the unified registration rollout remain valid and are not automatically replaced. It gets reissued as a 不动产权证书 when the property next changes hands.
Do I need the land use certificate too?
If you hold a post-2015 不动产权证书, the land use right is already inside it. If you hold a pre-2015 house ownership certificate and the receiving institution is assessing the asset's value, they may also want the 国有土地使用证.
Should the translation keep the original layout?
No rule requires it. What matters is that a reader can tell which value belongs to which field — the area figures in particular, since there are several and they differ. A clean labelled list does that as well as a reproduced layout, and usually better.
How many pages will this be?
A 不动产权证书 is typically one to two billable pages of content, even though the booklet has several physical pages. Most of the booklet is pre-printed form text, which still has to be translated.
Does the certificate need notarisation before translation?
Only if the receiving institution asks for it, or if you are going through the notarial certificate route for use abroad. See apostilles on Chinese documents.
